The Role:
Our client based in Banbridge, is a leading commercial property development business with developments across the PBSA, Residential, Aparthotel, Industrial and Retail Property Sectors require a Development & Asset Manager.
With the direction of the Managing Director you will be involved in the day-to-day running of development projects and the life cycle of asset management across our entire portfolio, to include:
Responsibilities:
- Support in the Delivery of substantial Development Capex program to include new developments, re-developments, unit amalgamations and fabric upgrades. You will be managing design teams from inception to completion.
- Support in the Delivery of substantial Development Capex programmes to include new developments, re-developments, unit amalgamations and fabric upgrades. You will be managing design teams from inception to completion.
- Assist in ensuring that the development programmes are delivered on budget, on time and ensuring quality control.
- Assist in managing the relationship with the end user of the development programmes ensuring a smooth handover of the development on completion.
- Liaise with legal advisors throughout the development process.
- Developing business plans and presentations to aid with acquisitions.
- Pulling together supporting research and comparable evidence to support acquisitions.
- Undertake detailed DD on acquisitions and formulate a view on development risks and opportunities.
- Liaise with Agents and Tenants on the delivery of an ambitious letting programme to achieve target NOI within set deadlines within a pre-agreed business plans.
- Void Management.
- Management and delivery of pre-agreed marketing strategy.
- Stringent management of Property Maintenance and Expenditure budget to drive the highest possible NOI.
- Preparation of reporting to strict deadlines, of performance against plan, with variance analysis.
- Comprehensive and efficient financial reporting and administration, combined with assisting the finance department in relation to month end close out process.
- Carrying out regular property inspections on a UK Wide Portfolio.
- Effective credit control management, via oversight of both in-house staff and external agents.
Essential requirements:
- Entrepreneurial, self-motivated, positive and pro-active team player
- Proven delivery of business targets
- Professional Qualification, ideally in the construction/property industry but not essential
- Experience of commercial property development would be advantageous
- Knowledge of the commercial property market
- Proficient in financial modelling in excel would be advantageous
- Excellent Communicator both verbally and in writing
- Proficient in the use of MS Office suite of programs
- Excellent organizational skills
- Flexible working hours and willing to travel throughout Northern Ireland and the U.K.
Hours of work: Mon - Thurs 8am - 5pm/Fri 8am - 4pm
Salary: £58 - £62k per annum
